Telluride Winter Preview Fall/ Winter 2020-2021

Introduction

We are Scott Bennett and Ashley Story, a father daughter team who both grew-up in Telluride. Together we have a unique understanding of Telluride and surrounding areas. These seasonal reports are a snapshot of the Telluride regional real estate market and our particular interpretation of these trends.

Homes and Condos

Homes in the Telluride Region have seen the larges sales increase in our history and we are now looking at limited supply with only 77 homes for sale ranging from $880,000 to $29,000,000. There is a wide variety of homes for sale from Log to Contemporary and Ranch to Victorian or ski in-ski out. The following are listings available by price range:

Condos in the Telluride region have been pretty well picked over and as new listings come on the market they often contract quickly. There are currently only 52 condos on the market in the Telluride Region. Most condos are in the Towns of Telluride and Mountain Village and range from a hotel room sized 4000 sf 5 bedroom unit. Property

There are currently 166 Land Listings in the Telluride Region ranging from $79,000 to a 2419 acre Ranch for $35,000,000. There are many great options as the land values in the Telluride Region haven’t appreciated at the same rate as improved property since recession except for in town and direct ski in ski out lots. MARKET GRAPHS 2020 January- November

2020 has been an unexpectantly record year in Telluride Real Estate. When the ski area and all services were
shut down March 16th due to COVID-19 we all expected to see a repeat of 2009 in the market. However, as
we were able to reopen in June the inflow of visitors and buyers was almost overwhelming. People uprooted
their families from urban areas coast to coast to mountain sanctuaries like ours in droves.

The number of new contracts and dollar volume broke records every month since June with a year to date new contract total of 666
contracts worth $1.158 billion compared to 2019 yearend total of 439 contracts at $641.9 million. These sales are mainly on improved
properties such as homes and condos but vacant land sales have also been off the charts. This is causing challenges in inventory and price
escalation. Due to this we have seen many long-time locals “Cash Out” and move down valley and surrounding areas including Norwood
and Ridgway, where the marks have been hot as well.

Winter Dining Update

Telluride Sleighs and Wagons
